Booking Conditions
Please read our Booking Conditions carefully
1. General
The contract for a short-term holiday rental shall be made between the Client and Lower Damgate Farm Cottages the Contract shall be governed by UK Law. It will be entered into when the deposit is processed and Lower Damgate farm issues the confirmation letter. The Contract will be subject to all the following booking conditions.
The Cottages, Laundry and Games rooms are strictly non smoking.
2. Duration and Times of Rental
Guests can arrive anytime after 3pm on the day or arrival and must vacate the premises by 10am on the day of departure.
The Following terms are used to cover rental period:

3. Deposit

Lower Damgate Farm Cottages reserve the right to cancel a holiday where full payment has not been received less than 21 days before the holiday commencement date.
4. Final Payment / Damage Bond
The balance for the holiday must be received six weeks before the holiday commences. We reserve the right to cancel a holiday where full payment has not been received less than 21 days before the holiday commencement date.
For large parties a cheque for £100 against breakages or damage will be requested at the time of final payment. This cheque will not be cashed and will be returned/destroyed at the end of the holiday after the cottages have been checked. We reserve the right to cover costs for cleaning the cottage if it has not been left in the clean and tidy condition in which it was found. We also reserve the right to claim for any damage left to the property or its contents.
5. Changing a Booking
Please contact the owners direct if you want to change a booking. Lower Damgate Farm cottages can not guarantee changed dates.
6. Cancellation
If you wish to cancel the booking for any reasons you should advise us at Lower Damgate farm , immediately by telephone, followed by a confirmatory letter. We will use our best endeavours to obtain a replacement letting and, if such replacement is obtained, will then refund to the Hirer any monies paid less a handling charge. If we are unable to re let the property 6 weeks before the start date then the we shall be entitled to retain all payments already made and to recover, if not already paid, the balance of the hiring charge.
7. Caring for your Safety
Every reasonable effort has been made ensure safety. However, it is guests responsibility (particularly parents with young children) to inspect the property and grounds immediately on arrival and note any possible hazards. Check the layout of your holiday property so that in an emergency you can get out quickly and easily.
The use of accommodation and amenities, where offered, is entirely at the user’s risk, and no responsibility can be accepted for injury, or loss or damage to user’s or visitor’s belongings.
Guests must accept responsibility for the safety of their children; no child may go into the pond area unaccompanied.
Children under 16 years of age must not use the hot tub.
8. Discounts
Lower Damgate farm reserve the right to change any offers published on the website at any time.
We actively encourage couples and small families to enjoy our larger cottages by offering substantial Small Family Discounts throughout the year. See our special offers section.
We require 6 weeks advance notice when providing you with a special occasion cake or welcome pack.
9. Price Changes
We reserve the right to amend/change prices at any time.
10. Method of Payment
Payments may be paid by cheque to Ms C Wilderspin or by Bacs . please ring 01335 310367 for details.
Online by all major debit and credit cards (Visa, Mastercard, JCB, Switch, Solo, Delta, Electron, American Express). If payment is made by credit card a 3.5% surcharge will be made.
11. Value Added Tax (VAT)
There is no extra charge for VAT. Lower Damgate Farm reserve the right to change this at any time.
12. Eligibility
Lower Damgate Farm Cottages reserve the right to refuse bookings to same sex parties, ie hen or stag nights and to groups under the age of 25. All parties requiring the use of two or more cottages will be requested to contact the owners to discuss requirements.
13. The Guest’s Obligations
Guests agree to pay for any breakages, losses or damage to the property before departure. To take all reasonable and proper care of the property and leave it in a clean and tidy condition at the end of the rental period. Particular attention must be given to the kitchen, ensuring that all equipment and utensils are left clean and tidy. The Hirer is responsible for any additional cleaning costs incurred.
To permit the owners reasonable access to the property to carry out any urgent maintenance.
Not to sublet or share the property except with persons nominated when booking. The maximum number of persons allowed at the property is clearly stated and must not be exceeded. (Owners reserve the right to terminate the hire without notice and without refund in case of a breach of this condition).
14. Non-availability of Property
If, for any reason beyond the owners control, the property is not available on the date booked, all rent paid in advance will be refunded in full. The Hirer shall have no further claims against the Owner.
15. Liability
Lower Damgate Farm Cottages , its employees and agents does not accept third party liability in respect of breach of contract, negligence, misrepresentation or otherwise.
16. Brochure Descriptions
Some of the information contained on this website are related to places such as towns, shops, public houses etc that are not related to Lower Damgate Farm. Closure or changes to these facilities are outside the control of Lower Damgate Farm, we will endeavour to keep the information contained in this website up-to-date.
17. Complaints
Every effort has been made to ensure that you have an enjoyable and memorable holiday. If however, you have any cause for complaint we are anxious that remedial action is taken as soon as possible. It is essential that you contact us immediately if any problem arises so that it can be speedily resolved. Discussion with the us whilst you are in residence usually enables shortcomings to be rectified straight away. If after this you feel that the complaint still remains unresolved then notify us in writing within 7 days of returning from your holiday. Please help us to help you by following this procedure. It is designed to effect the quickest possible investigation and rectification of complaints. We cannot subsequently consider any complaints or enter into any correspondence about them unless this procedure has been followed.
18. Pets |
A maximum of 2 dogs per cottage are welcomed at a charge of £10 per dog. Pets stay on the express condition that pet owners are responsible for any extra cleaning that may be required, either in the property or in the grounds.

The breed/type of dog must be declared upon booking and on the Booking Form. | |
Owners MUST NEVER allow pets to defecate in the grounds where children may play. Failure to clean after pets may be heavily surcharged. |
19. Linen / Towels
All of our properties provide bed linen and beds are fully made up and ready for your stay. We also provide tea towels however, personal towels, and cot linen are not normally provided. Any exceptions such as overseas guests are clearly shown.
20. Christmas
Christmas & New Year Festivities
Many of our properties are available throughout the winter. At Christmas we provide a complimentary Christmas tree and decorations.
21. Provisional Reservations, Summer, Winter or Christmas
Many of our cottages are automatically reserved each year by our past guests. To help guests reserve the property of their choice, we accept provisional reservations for the following year.
22. Breach of Contract
If there shall be a breach of any of these conditions on the part of the Client or any member of the party the Owner and the Agents reserve the right to re-enter the property and terminate the holiday letting without prejudice to the other rights and remedies of the Owner.
23. Authority to Sign
The person completing/booking cottage is over age of 18 and has read these booking conditions and agrees to these conditions on behalf of their party.
